BACKGROUND:

The current owner is a general contractor.  When I spoke with him about that 3 story building in his backyard, I was inquiring if it was an "ADU" & he told me that he was building an "office" for his company.

  • I do note; that I believe this area is not zoned for any commercial or business activity.

Additionally, when I spoke to him, it was the first time we had ever met and even though I told him I owned the house across the street - he had no reason to believe me.

It is entirely possible, that he said that to avoid any type of rental issues, I have no idea.

In either case, by building that 3 story addition - he has increased the net value of the neighborhood & who is to say - office or rental units.  He certainly has shown that the height limitation of 35 feet is viable.

YOU, as the new owners of 2647 could do the same or something similar to increase the property value or to increase a passive income stream.  It is LA County, not an incorporated city, so the proposition that allows ADU structures protects this neighborhood so that people are FREE to do with their house as they please...
