BACKGROUND:
This house has changed hands many times. The previous owner was named ‘Sean’, he was a nice man but he had a drinking problem & passed away inside that house. The daughter that found him took possession of the house. She put new floors in, some recessed lights, painted it and put in wooden (or faux wood) shutter blinds; She sold the house for $758,000 in 2022. The new owners were NOT aware of the previous owner passing in the house.
At the time of the sale, the house had SIGNIFICANT issues.
- The roof had NEVER been replaced - there were at least, 5 LAYERS of that asphalt tile roofing – ALL of them stacked up on each other.
- The current owners only removed those layers & replaced the roof several months ago.
- The room in the back was listed by the sales agency as "an UN-permitted addition" to the house.
- I am providing an affidavit to the owners, stating that the room was present BEFORE October 1968, because I remember it when we moved into our house (2647) and additionally, the two little old ladies (sisters), that used to babysit me when my mother went out to make money with Tupperware and Avon - IN that same "UN-permitted" room....
- There was an OLD (as in DECREPIT like old) shed ATTACHED to the back of the garage – with SEVERE termite damage.
- The new owners just recently removed that shed.
- I recall it being a practical deathtrap when I played in there as a little kid...
- The new owners has to do a full water re-pipe for the house
- The GAS company, found a leak coming into the house so a full GAS re-pipe was required.
- The exterior stucco is VISUALLY defective and breaking/peeling away in several areas.
- The eaves under the roof visually appear to have TERMITE damage.
- The yards, both front and back were complete disaster areas, rear overgrown madness and the front bare dirt held together with dead weeds.
- Only AFTER I put my house on the market, did they start to freshen up the front yard and try to grow grass - - ironically, directly across the street from 2647, that grass was finally mowed for the first time in recent memory, once my house went on the market...
With all the issues that house had, and being on a SMALLER lot..... It still sold for a respectable price and has INCREASED in value since then.

Recently, they approached me about new fencing around their property. They installed NEW vinyl fencing around their property. We SHARED the expense, of the fence between our houses, from the concrete backyard wall to the front of the house; which replaced the old wooden fence that my father and I built and installed in the 1970’s.
The fence topping extension on the concrete wall between our back yards, they paid the full price for that.
I paid full price, for a matching gate at the front of the house; providing SECURITY & PRIVACY to the South side of the house and increasing the backyard area.
