BACKGROUND:

This used to be a single story, brown stucco house with a double add-on in the rear of the house.  It was owned by “Butch & Ida”, who owned a flooring store in Pasadena.  Butch actually installed the linoleum floors in our dining room & kitchen and the carpet in the rest of our house back in the 70’s; they were really nice people.  Eventually, they passed away and the family held onto the house for a little bit and eventually they sold it.

The new owner tore down the house and took the entire lot down to dirt & she rebuilt this house.   The new owner, (she), moved her parents into the house along with a full time caretaker for them.

The owner is an international banker based in Paris France – she built this house for her parents to be taken care of while she was working in France.

            Eventually, her father who lived in the house, passed away.  She moved her mother into an apartment in Paris with her and a new caretaker for her mother.  She decided to sell this house as she no longer needed it and so she put in on the market.

PROPERTY VALUATION - BACKSTORY

The asking price – at that time was 2.5 Million

The current owners made the offer of 1.7 Million, and the seller accepted their offer.  I was told, that the 1.7 Million was the LOWEST offer, however the seller liked the buyers and chose to sell the house to them for that low price – effectively taking an $800,000 lower price – just because, the seller LIKED the buyers.  Told to me directly by the NEW/current owners.

Does that mean that the house is only worth 1.7Million?????  NO - - the value of the house still remains at 2.5 Million and climbing.

Think about it, if someone drove up in a car worth $100,000 and sold it to you free and clear for only $20,000 does that mean the car is now only worth $20,000 ????

            In the world of real estate ‘comps’, they want you to believe that, yes, that would be true.  IN reality, we all know the true value.

EXTRA:

            When this house was built, there was ONE issue…  They violated the setback rule and built the front of this house 8 – 10 feet FORWARD than they were allowed to…

            This is GOOD for you, because this violation was protested all the way to the LA County inspector’s office.  They ALLOWED it to continue and as such – gives YOU the precedent, that if you build, you can move your house FORWARD the same amount.  If the County has an issue, you could use it to sue the county or force them to come and cut off the front of this house.

HOW do I know this?   My father was a local police officer for over 30 years & he took that building violation PERSONALLY and he went and protested it.  He made a big deal out of it, to the point that neighbors have actually mentioned that episode to me even recently.

            Could you actually take advantage and build the house (2647) forward an additional 10 feet?  Why Not, do your homework and measure it for yourself – the facts speak for themselves.
