BACKGROUND:
‘Ron’ and his wife lived in this until she decided to leave & Ron purchased her share of the house to ‘buy her out’. He did NOT do any upgrades or modernization to this house at all and rarely had or allowed visitors inside his house…
Ron passed away and his family took ownership; when they went inside they were shocked by the condition of the house - - as was I when I saw it.
The family cleared out the house but chose NOT to renovate it, a wise choice in my opinion. They listed it for sale and set the price at $500,000 hoping they could get that much…

- The new owners, after taking a closer look at it, chose NOT to renovate it.

In 18+ months, when this property is completed, it have a VALUE of at LEAST…..$ 3 MILLION
I personally witnessed the interior of this house prior to it being sold.
- The house was in HORRIFIC shape;
- still original 1950 blue tile kitchen;
- kitchen cabinet doors falling off their hinges;
- Visible DRY ROT in the laundry (washer/dryer) area;
- Water heater in original 1950 location – visible DRY ROT under & around
- ORIGINAL 50Amp (1950) electrical service, no cover & exposed wiring;
- EXTREMELY derelict carpeting that was significantly worn through everywhere, and had clearly visibly DESTROYED the original hardwood floors underneath
- Cracked chimney;
- UNDERSIZED central A/C, appeared non-functional
- LARGE wall mounted A/C in the dining room;
- Broken exterior stucco falling off the outside of the house;
- Visible termite damage in the garage
- LARGE 1 ½ wide (minimum) cracks the full length of the ceilings of both bedrooms
